The Role
We are looking for an experienced Branch Manager who can take ownership of the day\-to\-day running of the business while maintaining exceptionally high standards across sales, lettings and property management.
This is a hands\-on leadership role. You will be responsible for managing and developing the team, driving performance, winning new instructions, maintaining compliance and ensuring an outstanding customer experience.
The successful candidate will be commercially minded, highly organised and capable of operating independently while delivering results.
Key Responsibilities
Leadership \& Team Management
- Lead, motivate and develop the sales, lettings and property management teams.
- Conduct regular one\-to\-one meetings and performance reviews.
- Set targets and monitor individual and team performance.
- Create a positive, high\-performance culture.
- Support training and development across all departments.
- Ensure excellent communication and collaboration between teams.
- Generate new business opportunities across residential sales and lettings.
- Attend market appraisals and convert instructions.
- Develop \& maintain relationships with vendors, landlords, investors and local businesses.
- Identify opportunities to increase market share across Leicestershire.
- Drive referrals and maximise revenue opportunities.
- Support local marketing initiatives and community engagement.
- Oversee the entire sales and lettings pipeline.
- Ensure properties are marketed effectively and professionally.
- Monitor conversion rates and business KPIs.
- Manage negotiations and assist with complex transactions where required.
- Ensure a proactive approach to sales progression and customer communication.
- Drive instruction growth and profitability.
- Work closely with the property management team to ensure excellent service delivery, strong landlord retention and full compliance with all relevant legislation.
- Ensure maintenance issues are handled efficiently.
- Monitor landlord and tenant satisfaction.
- Support compliance with all relevant legislation and industry regulations.
- Ensure portfolio retention and client satisfaction.
- Take responsibility for the overall performance of the branch.
- Ensure all processes, systems and procedures are followed.
- Maintain compliance with current property legislation and company policies.
- Produce and analyse management reports and business performance data.
- Identify opportunities for operational improvements and efficiencies.
Essential
- Previous experience in a Branch Manager, Senior Branch Manager, Sales Manager or similar leadership role within estate agency.
- Strong knowledge of residential sales and lettings.
- Proven track record of winning instructions and generating business.
- Experience managing and developing a team.
- Excellent leadership and communication skills.
- Strong negotiation and closing abilities.
- Commercial awareness and business acumen.
- Ability to work independently and make decisions confidently.
- Full UK driving licence and access to a vehicle.
- Industry qualifications (Propertymark, ARLA, NAEA or equivalent).
- Knowledge of the Leicestershire property market.
- Experience working within a modern, technology\-led estate agency.
