Branch Manager – Lettings

Right Room is looking for an experienced Branch Manager to take full ownership of our busy lettings office in Kings Cross, London. We're a residential lettings and HMO business running guaranteed rent, let\-only, and fully managed models across London, the South East, the Midlands, Luton and the Solent.

You'll be the most senior person in the office and the one the team looks to for decisions, running two desks (Guaranteed Rent, and Let Only/Let \& Managed) with different economics, hitting a monthly revenue number, and growing the office in both directions.

Key Responsibilities:

• Own the office's monthly revenue number, with full visibility of income by desk


• Manage and develop a mixed team of in\-office negotiators, self\-employed negotiators, and VAs


• Hit and improve activity standards (calls, lets per negotiator) and drive instruction\-to\-let conversion


• Reduce void days and defend landlord retention on the managed book


• Run and grow the new business pipeline into the office


• Coordinate closely with the Property Management team on handovers, renewals, and tenancy updates


• Hire, onboard, and manage negotiators through a structured performance framework


• Report weekly on revenue, lets, conversion, and voids

• Previous experience running a lettings branch or desk with real revenue accountability


• Working knowledge of guaranteed rent, HMOs, let\-only, and managed lettings models


• Confident, decisive, and comfortable being the final decision\-maker in the office


• A strong communicator (landlord correspondence goes out under your name)


• Numbers\-led approach (comfortable tracking performance against clear KPIs)


• ARLA or equivalent qualification welcome but not required

• £36,000 basic salary, plus growth and retention bonus

Pay: £30,000\.00\-£36,000\.00 per year
