Block Manager
About our client Our client is an established managing agent working across a range of residential and commercial properties. They have a structured support network in place and take compliance and service delivery seriously. This is a business where experienced PMs are given real ownership of their portfolio.
The role You'll take full responsibility for a mixed-use development in Bristol and Cardiff, comprising over 1,200 residential units and some commercial spaces. The role is hybrid, with the majority of your time split between site and home working. You'll be the main point of contact for the RMC client and will manage everything from day-to-day operations through to major works and statutory compliance.
What you'll be doing • Managing all aspects of a large mixed-use development, including service charge budgets, accounts, and AGMs
- Running Section 20 consultations and overseeing major works programmes
- Ensuring compliance with the Building Safety Act and managing statutory requirements for a high-rise building over 18 metres
- Overseeing heat network management and mechanical/electrical assets including lifts
- Conducting regular site visits, producing written reports, and managing reactive maintenance
- Acting as the primary contact for resident directors and leaseholders, handling correspondence and formal meetings
- Minimum 2-4 years of property management experience in a block/leasehold environment
- ATPI qualified
- Proven experience with Section 20 consultations and major works
- Service charge budgeting and accounts experience
- High-rise building experience (18m+)
- Valid UK driving licence
- MTPI qualified
- Lift management experience
- Familiarity with heat networks
- Knowledge of the Building Safety Act
