Assistant General Manager
The role:
A leading property company is seeking an Assistant General Manager a large Build-to-Rent development in Manchester. The Assistant General Manager plays a key leadership role in supporting the overall operational success of the development. Working closely with the General Manager, the Assistant General Manager helps oversee daily operations, leads the front-of-house team, and contributes to delivering high occupancy and operational excellence. This role is ideal for someone looking to grow into a General Manager position.
Responsibilities:
- Support the General Manager in developing and implementing operational processes.
- Assist in hiring, onboarding and managing staff.
- Line manage a team of Resident Services professionals.
- Play an active role in the lease-up strategy, monitoring retention levels and highlighting any common trends or overall improvement areas.
- Deliver exceptional customer service experience.
- Manage resident communications across multiple channels.
- Ensure all resident issues, service requests and complaints are resolved pro-actively and in line with SLA times.
- Review resident feedback.
- Ensure compliance with all statutory H&S legislation.
- Work closely with in-house Maintenance Operatives to ensure weekly and monthly compliance checks are completed, actions addressed and recorded.
- Conduct regular site inspections.
- Oversee contractors and permit-to-work protocols.
- Oversee vacant apartment turnarounds including instruction of maintenance works.
- Manage the deposit return process.
- Provide direct support to the General Manager with large-scale projects and Planned Preventative Maintenance (PPM) compliance, as required, ensuring tasks are completed efficiently and in line with operational standards.
- Support lettings team in driving occupancy.
- Monitor and report on expenditure.
- Assist with preparation of financial reports, management accounts and performance KPIs as and when required.
- Identify additional revenue opportunities.
- Build and maintain strong relationships with residents.
- Oversee third-party suppliers.
- Attend resident meetings and client updates.
- Previous experience leading teams within BTR or PBSA.
- Passionate about customer service.
- Strong leadership skills.
- Strong communication and interpersonal skills.
