Asset Manager (Leasing & Asset Management Surveyor)
Yakel Consultants Ltd – Manchester/Liverpool, with regular travel across the North West

Salary: £45,000–60,000 depending on experience, plus lettings bonus and car allowance
Contract: Permanent, full\-time
Yakel is a privately owned commercial property investment and asset management business with a multi\-let office, flexible workspace and mixed commercial portfolio across the North West and Guildford. We are looking for a surveyor with three to seven years' experience to take day\-to\-day ownership of leasing and asset management across that portfolio. This is a client\-side role in a small, director\-led team where you will work directly with the principal, see every part of the investment process, and be trusted to run your own assets rather than feed a chain of approvals.
What you will be doing
Leasing
\- Lead lettings across the portfolio, from marketing strategy through to completion – multi\-let office suites, flexible workspace at our Noon brand, and standalone commercial units
\- Manage external agents, set and review asking terms, and negotiate heads of terms directly with occupiers and their advisers
\- Instruct and manage solicitors through to completion, keeping deals moving
\- Own the void schedule: know where every vacancy stands, what is being done about it and when it will let
Asset management
\- Run the lease event calendar: rent reviews, lease renewals, break dates and expiries, with a strategy for each well ahead of time
\- Manage tenant relationships day to day and lead on retention – renewals, regears, expansions and downsizing conversations
\- Prepare and update asset business plans and contribute to hold/sell and refurbishment decisions
\- Work with our FM/PM lead on capital projects, service charge budgets and building presentation, so that the operational and investment sides of each asset pull in the same direction
\- Support arrears and covenant monitoring alongside our finance team
Reporting and investors
\- Produce monthly and quarterly asset reports and contribute to investor updates – clear, accurate and on time
\- Maintain the tenancy schedule and lease data across the portfolio
Acquisitions
\- Support on due diligence for new acquisitions, including tenancy review, leasing assumptions and market evidence
\- The business is actively growing; there will be real opportunity to be involved in larger assets and transactions as they come on stream
Who we are looking for
\- Three to seven years' post\-graduation experience in commercial property, ideally with time spent in either agency (office or industrial leasing) or client\-side asset management
\- MRICS, or working towards it with a realistic route to qualification
\- A track record of getting lettings done – you can point to deals you originated, negotiated and completed
\- Sound working knowledge of commercial leases, the Landlord and Tenant Act 1954, rent review mechanisms and dilapidations
\- Comfortable with numbers: you can build and interrogate a simple cash flow and understand how a letting affects value
\- Organised and self\-directed – you keep a lease event diary, chase solicitors without being asked and close loops
\- Straightforward communicator, in person and in writing, with occupiers, agents, lawyers and investors alike
\- Full UK driving licence
