Asset Manager – Development & Refurbishment

Location: Finchley, London

Job Type: Full-Time, Permanent

Salary: Circa £50,000 per annum

About the Opportunity

A growing specialist property lender is seeking an experienced Asset Manager to join its expanding Asset Management team. The business provides residential, mixed-use, commercial, and development bridging finance across the UK and has built a reputation for delivering funding solutions with speed, expertise, and a hands-on approach.

This is an excellent opportunity for a technically strong and commercially minded property professional looking to take ownership of a diverse portfolio of development and refurbishment projects. You will play a key role in monitoring live schemes, managing borrower relationships, identifying and mitigating risks, and supporting successful project delivery and loan exits.

Key Responsibilities

  • Development & Refurbishment Monitoring

  • Review and approve drawdown requests on active development and refurbishment schemes.

  • Assess project progress, cost-to-complete positions, variations, delays, and monitoring surveyor reports.

  • Identify emerging risks and provide structured mitigation recommendations.

  • Ensure projects remain on track in terms of budget, programme, and viability.

  • Pre-Funding Technical Assessment

  • Review proposed development and refurbishment projects prior to funding.

  • Assess scope of works, cost plans, programmes, specifications, drawings, warranties, and insurance arrangements.

  • Identify buildability concerns, delivery risks, and factors that may impact project viability.

  • Planning & Regulatory Oversight

  • Review planning permissions, planning conditions, Section 106 obligations, and Community Infrastructure Levy (CIL) requirements.

  • Liaise with architects, planning consultants, contractors, and local authorities.

  • Monitor regulatory and planning compliance throughout the loan lifecycle.

  • Distressed Asset Management

  • Take ownership of underperforming or distressed loans.

  • Work closely with borrowers and professional advisers to develop recovery and remediation strategies.

  • Support enforcement actions, receivership processes, cost-to-complete reviews, and disposal strategies where required.

  • Protect lender exposure while maximising recovery outcomes.

  • Portfolio Management & Reporting

  • Maintain regular communication with borrowers and project teams.

  • Produce clear and concise portfolio reports for senior management.

  • Prepare information for internal credit committees regarding higher-risk assets.

  • Provide asset-level insights to support underwriting decisions and exit planning.

Skills & Experience Required
  • Experience within property development, construction, development management, project monitoring, or refurbishment oversight.

  • Strong understanding of construction programmes, schedules of work, cost plans, and technical project documentation.

  • Knowledge of planning processes, building regulations, Section 106 agreements, and CIL obligations.

  • Commercially minded with strong risk assessment and problem-solving skills.

  • Ability to manage multiple projects simultaneously.

  • Excellent communication and stakeholder management skills.

  • Self-motivated, solutions-focused, and able to thrive in a fast-paced environment.

Desirable
  • Previous experience within development finance, property lending, monitoring surveying, consultancy, or asset management.

  • Exposure to distressed debt, enforcement strategies, or receivership processes.

  • Experience working on the lender side and preparing portfolio or credit reporting.
