Area Manager

As an Area Manager, you are responsible for the overall management of a portfolio of more than 3,000 rental homes and commercial properties in the Utrecht region. You lead the team and further develop it where needed. You provide direction and clarity, ensuring that your team knows what is expected of them and what you are working towards together. You are the main point of contact for our key clients and the link between company policies and day\-to\-day operations.

This role requires someone who can easily switch between strategy and execution, internal discussions and external relationship management, and numbers and people. You feel comfortable in this dynamic environment and know how to provide your team with direction and stability, even during busy periods.

What will you do?

• You lead the Operations team in your region and have overall responsibility for its performance.


• You build and develop your team: you recruit, coach and support your people, creating a culture where everyone feels heard and is encouraged to perform at their best.


• You translate internal policies into day\-to\-day operations and ensure they are successfully implemented.


• You act as the escalation point for complex resident\-related matters and maintain relationships with our key clients.


• You collaborate internally with different departments and externally with suppliers and clients.


• You monitor the budgets for your region and make adjustments based on reports and analyses.

Your day is a combination of leadership, operational coordination and relationship management. You discuss ongoing matters and priorities with your team, monitor progress and make sure everyone knows what needs to be done. You work closely with different internal departments, suppliers and clients, and step in when complex resident\-related matters require escalation.

You also keep a close eye on the results and budgets for your region and make adjustments based on reports and analyses. You translate policies into concrete actions for your team and ensure that agreements are followed through. Along the way, you make time to coach and develop your team and maintain strong relationships with key clients.

What do you bring?

• You have proven leadership experience and know how to build, motivate and develop a team.


• You are a strong communicator: you easily switch between your team, clients and colleagues from different departments, and you know how to communicate difficult messages clearly and tactfully.


• You have knowledge of relevant legislation and regulations, including tenancy law, and know how to apply them in your work.


• You have a higher professional education (HBO) level of working and thinking; a degree in hospitality management is considered a plus.


• You are solution\-oriented and work effectively in a data\-driven environment.


• You are fluent in both Dutch and English, verbally and in writing.


• You are customer\-focused, commercially minded and results\-oriented.


• You perform well under pressure, are decisive and have strong financial awareness.
