Area Manager – Contract Cleaning \& Facilities Management
Location
Head office is based in Crawley, this role covers our client sites in West Sussex, East Sussex and Surrey.

Role Purpose
The Area Manager is responsible for deploying and managing people, plant, and materials to ensure the highest standards of cleaning and facilities services across multiple client sites. The role combines operational control, client liaison, people management, and compliance with company Quality Manual procedures. As an Area Manager you will be required to provide cover for sites in the case of staff absence/holiday.
Key Responsibilities
Contract \& Client Management
- Maintain cleaning standards to the satisfaction of the client and company through inspections and regular liaison with clients
- Act as the main point of contact for clients and their representatives
- Draw up and agree work programmes and routines in cooperation with clients
- Escalate potential or actual client conflicts to senior management promptly
- Support contract renewals, variations, and retention activities
- Deploy cleaning operatives to ensure full coverage of specified cleaning requirements
- Ensure sufficient staffing levels are available at all times, including holiday and absence cover when required
- Monitor, control, and inspect working routines to ensure effective service delivery
- Ensure operatives are issued with correct tools, materials, and equipment at the start of each shift
- Maintain on\-site stores and requisition supplies from Head Office as required
- Inspect machinery, plant, and small tools to ensure safe and effective working order
- Provide cleaning cover where required for absence/leave in your area
- Line manage Supervisors, Team Leaders, and cleaning operatives
- Promote a positive working environment and strong team culture
- Train operatives in approved cleaning methods and techniques through instruction and demonstration
- Ensure adherence to company rules, discipline, and grievance procedures
- Ensure holiday periods and absences are adequately covered by relief workers
- Complete Health and Safety Toolbox talks
- Check staff attendance records and complete timesheets accurately
- Submit wage documentation in line with wage control procedures and deadlines
- Monitor labour usage, overtime, and productivity to maintain contract budgets
- Eliminate hazards and unsafe practices wherever possible
- Report any hazards that cannot be removed to the client and company immediately
- Ensure operatives understand and comply with health \& safety procedures, COSHH, security, and site rules
- Implement systems for reporting damage to client premises via line management
- Ensure compliance with Quality Manual procedures
- Carry out accident reporting and investigations where required
Essential:
- Experience in contract cleaning or facilities management operations
- Strong organisational and inspection skills
- Proven people management capability
- Good client\-facing and communication skills
- Knowledge of UK health \& safety requirements
- Full UK driving licence
- IOSH Managing Safely or equivalent qualification
- Knowledge of TUPE regulations
