AREA DIRECTOR

We are looking for an Area Director to lead a high performing area of property management, with full accountability for client relationships, customer satisfaction and profitability.
You will oversee several teams across a defined geographic area, developing and growing the property portfolio while delivering against the core business KPIs.
ROLE EXPECTATIONS
This is a senior leadership role requiring commercial acumen, strong client relationship skills and the ability to drive performance across multiple teams simultaneously.
You will be expected to set the standard, identify new business opportunities and take P&L responsibility for your area. You will work closely with your Divisional Director on financial health, business risk and strategic direction.
You will need to be hands-on where it matters , visiting sites, attending client and resident meetings, and ensuring service standards are upheld consistently.
WHAT SUCCESS LOOKS LIKE

Most weeks, you’ll be:
- Managing resources and team performance against KPIs and business plan objectives
- Maintaining and developing client relationships to maximise retention
- Mentoring and developing Property Team Managers and Teams
- Identifying and pursuing new business opportunities, including preparing and delivering proposals
- Leading monthly financial reviews with your Divisional Director
- Visiting sites and attending client and resident meetings as required
- Conducting regular portfolio audits to ensure service standards are maintained
- Producing the annual area business plan and contributing to divisional and company plans
WHO THIS ROLE IS FOR

- Has proven experience leading teams and delivering results in a property management environment
- Takes commercial ownership and is comfortable with P&L responsibility
- Builds lasting client relationships and understands how to maximise retention
- Communicates with confidence and professionalism at all levels
- Leads by example and sets high standards for themselves and their teams
- Residential property management experience at a senior leadership level
- Relevant TPI (minimum MTPI) and RICS (minimum AssocRICS) qualifications, or willingness to achieve within the first year
- Strong working knowledge of Health & Safety requirements and legislation
- Proven ability to interpret and prepare complex reports and business plans
- Excellent verbal, written and numerical communication skills
